Simply put, Title Companies work with lenders and realtors to facilitate their transactions for purchases, refinances, seller packages, equity lines, and even reverse mortgages. All of this paperwork needs to be signed on a regular basis and of course notarized too!
Title companies have what are called “escrow officers” who are the people who work on the files to move them to closing. They are an independent third party just YOU as the Notary are an independent impartial third party.
The escrow officers at the title company are the ones who do a title search verifying ownership of a property when it comes to Real Estate transactions. They also issue title insurance and process the paperwork to get to closing along with the lenders documents. They are a key component and the most important component to making as much money as possible when it comes to your Notary Business.
Knowing how to talk the talk, and what’s important to them will give you an advantage over your competitors right away. Knowing what they do is not complicated, you just need to learn a few things about working with them ahead of time. I will tell you what you need to know!

In my opinion, what you should not do with your Notary business, is show up unannounced… and…. drop off your business card while asking to be the #1 go to. That’s right, I know it may seem against the grain, but let me explain the many reasons this doesn’t work. You need to separate yourself from the pack, not be in it!
First off, you are a person “off the street”. No matter how nice you dress, how nice your smile and handshake, you are literally a person “off the street”.
Secondly, you’re likely going to run into the gate keeper.
Thirdly, that gate keeper is likely going to make sure your card hits the bin before you walk out the door.
And lastly, it’s likely it will never get to the person who actually calls and schedules closings for their company anyway.

But if you want to make the absolute most with your Notary Business, you’ll want to stick with Title Companies. They carve a niche that wide and deep, and control all the best paying orders!
